JB talks about BPO agents and how to effectively deal with their different personality types. Always meet your BPO agents when they go to inspect the property for the bank of a short sale. As the listing agent it is your opportunity to share with the bank your showing activity, property repairs that will make FHA or VA financing difficult. Anything you think the bank should consider. Great time to provide comps and information the buyers agent presented with their offer.

I am a realistic person and want every short sale to close. some banks make it very difficult because they are trying to recapture as much of the loan as they can. I understand that but capping realtor commissions to 4% and limting seller concessions to help the new buyer close is ridiculous. That new buyer frees you from the problem. In this video I bring some common sense to figure out how to close on these transactions. In this example I believe the agent should double end it to close it or split the transactions into two transactions. A to B B to C.

In this example two separate fully funded transactions are transparent, clean and compliance with title seasoning and good funds escrow laws and procedures.
